2024 March Board of Review
Sometime in February of 2024 you should get your 2024 Assessment Change Notice. This tells you what your assessed and taxable values are for 2024. The real estate market is still selling high, so values are going up again for 2024. Just keep in mind, while Assessed Values may be rising high following that crazy market, the Taxable Value can only go up by the CPI (Consumers Price Index), unless there is a transfer of ownership or there is new construction. The sales used to determine the 2024 values are from 4/1/2021 through 3/31/2023. CPI for 2024 is 5%.
March Board of Review (MBOR) takes place in March 2024. This is the time of the year in which you can appeal your valuation, if you do not agree with the value we assessed you. The dates of our MBOR are Monday, March 11th (from 9:00 am to 4:30 pm) and Tuesday, March 12th (from 3:00 pm to 9:00 pm). You can call us at (616) 791-6862 to schedule a fifteen minute appointment before the Board, if you wish to appeal. If you cannot make an in-person appeal, then you can appeal by letter, which should be mailed to Board of Review - Assessor's Office, City of Walker - 4243 Remembrance Rd NW - Walker, MI 49534. Letter appeals should be in our office by 5:00 pm on Tuesday, March 12th.
You have a good chance of winning your appeal if you supply the Board with evidence to support your opinion of value. Evidence can include (but is not limited to) a recent sale, a recent appraisal, recent sales of similar homes in your neighborhood, a list of issues with your property, photos of issues, etc. If you have any questions, please feel free to call our office at the number already mentioned above.
